    The Building Regulation exemptions are for these types of buildings:

    Garage:

    Any attached car porch or garage that is open from at least two sides and is not more than 30m2 in ground area is generally exempt from the Building Regulations. In addition to this, construction of a non flammable detached garage not more than 30m2  qualify for the Building Regulations exempted list.

    Shed:

    Constructions like separate summerhouse or garden shed in a lawn or garden of a building does not require any formal Building Regulation approval if it covers not more than 15m2 area. In case the floor area is between 15 and 30m2 the, owner or contractor will not require an official approval provided that the building is built from a non-flammable material or is 1m from the periphery.

    Windows & Doors:

    Building Regulations Exemption will also apply in case where a person is looking to replace his or her broken or rotten windows and doors provided that their replacements should be of the same size and installed by a professional and competent installer.

    Porches:

    Any porch that is built on ground level within a floor area of 30m2 is exempted from a notification to the Building Regulations if the glazing or any other fixed electrical fitting meet the terms of appropriate requisites of the Building Regulations. Similarly repairing work on the roof that takes place in no more than 25 percent of the area normally does not require a Building Regulations request.

    Manhole Drains:

    Replacement of manholes, drain pipes or associated fittings does not require an approval of the Building Regulations provided that the replacements are of the same size.

    Conservatories:

    A conservatory contraction that covers an area of no more than 30m2 at ground floor is also exempted from the approval of Buildings Regulations, only if fixed electrical setup and glazing abide by the appropriate requisites of the Building Regulations.
