Home Staging to Sell Your House

How long have you been unsuccessful in getting a buyer or tenant for your home? It is probably a good piece of property, and maybe you’re wondering why you haven’t received any serious inquiries or offers. The property market has never been totally predictable, but there are certain guidelines one can follow to increase their chances of selling their home above market value. People who want to buy a home or are looking for rentals are very aware and choosy and are looking for comfort, location, and security among other things. Home staging your house to sell can be a definite plus. Of course, the one factor that can be directly responsible for poor response is bad location but bad location doesn’t have to prevent your home from selling. Having a dull, uninviting cluttered home can also prevent your house from selling or keeping it on the market longer than you anticipated.

Statistics show that a home that is staged sells much quicker and for more money than a non-staged home. Non-staged homes are on the market on average for 30.9 days, whereas staged homes are on the market for 13.9 days. The difference in selling price is also astonishing staged homes sell 6.3% over the list price, whereas non staged homes sell for only 1.6% over the list price.

Home staging does wonders. You can hire a home stager to redesign your home for sell if you don’t have the time or the ability or you can home stage your home yourself. First impressions are key so make sure you de-clutter the outside of your home is crucial. No one wants to pull up to view a house with toys all over the yard or a yard hose spread out over the yard. Some will make up their mind just by pulling up into the driveway. So make sure the outside of your home is neat and clean. Make sure there are no stranded cars hanging around your home, if there are any on the streets call the city to tow the cars away. Clean the yard, coil hoses, trim bushes and other vegetation. Remove dead plants, redo paint jobs, including painting the mailbox, house numbers, etc. Don’t forget the backyard, remove any yard equipment, clean out the garage, make sure the patio furniture is clean and repaint if necessary. Staging your home to sell means making sure your house looks as brand new as possible and welcoming.

Now the inside of the house, successful home staging requires you to put yourself in the buyers’ shoes. You need to detach yourself from your house and that means removing personal items throughout the house. Make sure the inside of the house is spotless and inviting to viewers and not filled with personal items. Potential buyers won’t be able to “see” themselves in your house if your personal items are all over the place. Home staging makes people feel welcome and comfortable in the home, it allows them to “see” themselves living in a new house. Staging welcomes and offers comfort. Just like the outside of the house make sure the inside is spotless, remove cat litter, in fact, remove the animals altogether. Redo and repaint anything and everything that needs it or that doesn’t sparkle like new. Air out the house others can smell odors that you aren’t aware of because you’re use to it, vanilla scents and candles will do the job too. Dull colors on the wall need to be painted with warm, inviting colors. Closets and drawers need to be cleaned and remove all clutter in all rooms. If a home does not sell one is usually tempted to assume all sorts of things but home staging can definitely increase your homes’ value helping it to sell much faster.
