Purchasing a Home – the Do’s and Dont’s to Finding a Realtor

We just moved to a new area and are ready to purchase our first home. What we thought would be a thrilling time in our lives has turned into a nightmare. It is a buyer’s market right now, homes are for sale everywhere and people are even throwing in boats or new cars to sell their homes. So, why can’t we find a home?

Our real estate agent has not found a one home to look at – we have done all of the research on our own and had to call her to let her know that we want to see a home. It shouldn’t work that way. The real estate agents are the ones that are making the commission, so be picky as to what you want in a home. Sit down with your husband/partner and write down what is important to you in purchasing a home. Have this list when you go meet with your real estate agent, make sure you haev a monthly payment that you are comfortable with so you are not “house broke”. You also need to make sure that you are pre -approved so you know exactly what funds you have in making the purchase.

Most first time home buyers, with a good credit score, can get into a home with an FHA loan. You can make a purchase on a home with no money down and have the seller pay some closing costs. This is what we were looking at and now all of a sudden, everything has changed and we have to come up with more money than what we make in a month. If your real estate agent is pushing you into a home that you do not have the funds for, then get rid of them. They do not have to make the payments, they do not have to live in the home for years, they do not have to fix anything if something goes wrong. They are trying to get you into a home they don’t really care about the money, because it is not their money and they still get paid out of the deal. Sit down with a few different agents and see what they drive, what they wear and how they present themselves. You have to go with your gut and make a decision but be patient because there are many agents out there for you to choose. You do not have to feel any pressure in making a decision – this is your money, your future and your home. So, make it your decision.
