Tips for Getting Your House Ready to Put On the Market

Watching the ever-growing popular show “House Hunters” on the television cable station HGTV every night, has given me a good idea of what buyers are looking for in buying a home. What ‘s more, we had our house on the market about nine months ago and received feedback on what buyers liked and didn’t like about our house.

If your house is on the market, or you plan to sell it soon, be warned that potential buyers will be more attracted to your home if you do the necessary improvements and updating. This will result in getting good offers for your home.

Here are a few suggestions that will help you to sell your home and receive a good offer……

*Focus on your kitchen—-Besides bathrooms, homebuyers notice kitchens more than any room in the house. Maybe your kitchen isn’t as updated as it should be. However, if you don’t want to invest a lot of money, then at least change the hardware. For not much money, you can take out your old hardware and replace it with the more stylish small knobs, rather than the old-fashioned curly-cued hardware. And, make sure your kitchen is “white-glove” clean. In other words, if can still pick up dirt after running your countertops and floors with white gloves, then you need some more “elbow grease” to get the job done. Or, it may be worth your money to hire a professional maid. Don’t take offense if your realtor suggests you do this. She just wants to help you sell your house as soon as possible with the best offer.

*Install hardwood floors—-You don’t have to watch the home improvement shows for long to realize that buyers prefer hardwood floors to carpets. Months before we put our home on the market we replaced our old out-dated vinyl red-brick kitchen flooring with laminated flooring, making a huge improvement. However, we wished we’d gone ahead, and had invested in hardwood or laminated flooring for our entire living area. Instead, we pulled out the old white Berber carpeting, replacing it with a light green one. It didn’t take long for our boxer to dirty up the carpet, even though the new carpeting looked much better than the old, stained and torn white Berber one. However, live and learn. I’m sure if we’d spent a little more money and had invested in hardwood floor we might not have had to lower our price as much to get a offer.

*Paint your walls white or neutral colors—Maybe you love those red dining room walls, but if you want to sell your home for a good price, then it’s worth investing in white paint. Paint all your walls white (or off white) if you want the offers to come. In fact, neutral colors are what you need when it comes to any other colors in the home.

*Remove all area rugs—Even if you don’t have any nicks or scratches under your area rugs, you need to take them out when potential buyers come to your home. Anything that’s covered up suggested that you may be hiding something you don’t want buyers to notice. This also goes for imperfections in the kitchen. Instead of covering up your kitchen countertops with a bowl of fruit, just fix the scratches and other imperfections. Buyers don’t trust anything, and will usually take pains to inspect anything that looks suspicious. They also look in drawers and closets, so be sure to hide any mousetraps or other items which may make buyers run out the front door as soon as they arrive.

*Get rid of all clutter—I’m sure you already know that clutter is something that turns off buyers. If they see books stacked in a corner on your living room rug, they think there isn’t enough storage space in your home.

*Start packing. You may not be moving for months, but you can start filling up those boxes. Just make sure to neatly stack and store them in closets. Besides giving you a head start, you’ll also cut back on clutter. Remember that a bookshelf with only a few items makes the room look neater and bigger.

With these and other tips your realtor may suggest, you’ll have a better chance of getting your house sold. And, you won’t have to keep going down in price as you’ll get a better offer sooner than you if you hadn’t applied these tips.
